What is a Home Inspection?

Home Inspections are a non-invasive, visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components / systems of your home.  Components / Systems may include any combination of mechanical, structure, electrical, plumbing and/or other essential systems or portions of  your home, as identified and agreed by you and the inspector prior to the inspection process.  

A home inspection is intended to assist in evaluation of the overall condition of your home.  The inspection is based on observations of the visible and apparent condition of the structure and its components on the date of the inspection, and not the prediction of future conditions.

You may later find problems in your home that were not identified in you home inspection report.  That's because a home inspection will not reveal every problem that exist or ever could exist, but only those material defects that were observed on the date of the inspection.

A "material defect" is a specific issue with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people.  The fact that a component / system is near, at or beyond the end of its normal useful life is not, in itself, a material defect.  

An inspection report describes and identifies, in written format, the inspected systems, structures and components of the dwelling, and identifies the material defects that the inspector observed.  Your inspection report may contain recommendations regarding the conditions reported and / or suggestions for correction, monitoring or further evaluation by professionals, but this is not required by the inspector.   

Our inspections average 2.5 - 3 hours and are done in accordance with the NJ Standards of Practice and InterNachi Code of Ethics.   Within 48-hours after the inspection, we send our clients a detailed narrative report with pictures that objectively documents the home's condition.
